International Residential purchases are mostly done by individuals.  It can be in the form of a property for the person and his family to stay in, or it can be the purchase of lots, or already built units, (condominiums, family homes and apartments) that can be used lease or rent out.  These purchases might become a vacation home or a home away from home.

Gated Communities; What Are The Benefits Of Living In A Gated Community? Are There Any Negatives To Living In A Gated Community?

A Gated Community can have different connotations in different areas.  When we mention a gated community in an everyday type of environment it means homes enclosed in a cordoned off area.  Nothing sinister connected to the term, just a kind of exclusivity, better security and safety, found in daily situations.

But, it might have its origin in older borders and walls that were built to keep certain elements and people out or within an area.  Walls that were build and called security walls, peace walls, the wall of shame, etc. all meant to control, limit access and exclude some, and to allow others.

In many countries, these walls are meant to keep people of a kind together, same political allegiances, same ethnicities, and same nationalities.  Some places these barriers are built to keep the poor away from the rich.  In many instances, gated communities are built because of class and status, rather than differences in ethnicities.

But Gated Communities do have benefits for those living inside.

Benefits of Living in a Gated Community:

  1. Security: This may be the number one reason people choose to have a home in a Gated Community.  It is private and is more difficult to gain access to than a normal community.  Criminal activities are reduced and mostly unwanted elements are kept outside.
  2. Privacy: Because access is controlled, you will not have unexpected visitors, salesmen, or people looking for work.
  3. Free of Traffic: Behind the gates of a Gated Community, strict rules regarding traffic ways and speeding are enforced.  This makes it a lot safer for children to ride their bicycles and play around.  It will also be a lot quieter if there is nobody racing their motorcycle or motor vehicle up and down the street.

Staying in a Gated Area can be more costly than living in a standard, regular community.  You will, however, have a lot of privileges.  These communities usually boast areas for recreation, parks, entertainment areas, and it can even have its own market area.

Possible Negatives of Living in a Gated Community:

  1. Waiting at the Gate: You might experience being in a queue to get to your home.  In peak time for leaving and coming home from work, you might take awhile to get home.  Gated Communities mostly have two or three gates, but all will need some kind of access codes.
  2. Limited Time periods for Contractors’ working hours: To keep safety and security intact for all, people that need to do work on your home or appliances might have only certain hours that they can do the work required.

As with all things in life, there will be negatives and positives that can relate to any type of living arrangement or living area.  A Gated Community can well be worth your while because of the quality of life it offers and the chance that your home’s price will grow nicely in the future.

Why Is It Important To Use A Real Estate Agency That Provides A Multiple Listing Service?

The main purpose of an MLS (Multiple Listing Service) is to provide data about properties.  The data should be accurate, structured and up to date.  An MLS marketing database is set up by groups of real estate agencies, or real estate brokers, to form a marketing database about properties that are for sale.

Each separate MLS decide on the procedures, rules and regulations of their specific service.  The rules would be patterned along the regulations and laws of the local areas they work from or to cater to the global real estate arena.

Real Estate brokers and agencies that work in the same area will join that market area’s MLS, to share their home listings on a wider scale.

Benefits of an MLS (Multiple Listing Service):

  1. Reach many more potential sellers or buyers: Whether you are selling your house or looking for a home to buy, your house-listing will be exposed to a much larger audience than it otherwise would have reached.
  2. Easier to Search for the Home you are looking for: The MLS database provides an easy way to explore what properties are available.  You can make your pick before you start driving around to see what you can find.
  3. Ensured that Information is accurate and up-to-date: The rules and regulations for most of the MLS databases will ensure that what you find in the database is the correct information for each property.  The price, pictures, time elapsed from placement, etc. should all be updated regularly.

If you enjoy driving around the neighbourhood looking for houses that are for sale, that is fine, but, if you do not have the time or the energy to do that, MLS is your solution.  You can find everything you are looking for on an MLS Database, whether you are buying or selling, in the comfort of your home.  You can also be sure that the information is up-to-date and accurate.

These are only a few of the many ways that MLS Databases made the selling or buying of a house much easier for the real estate agents as well as their clients.
